tenant taking me to dispute resolution

hello, i would like to know what it would cost to review my case and draft a document of defense for either small claims court use or for tenancy dispute resolution. I have a tenant who signed a one year lease and decided to break lease within one month. I found a new tenant but it took almost another month to do that. the tenant who moved out wants his full rent and deposit back claiming house was not ready to move into however that is false. I have prepared a dispute resolution but am interested to have it formally looked at and draft approximately 6 page rebuttal or defense using legal wording.
